Dwarka Expressway has emerged as one of the National Capital Region’s (NCR) strongest-performing real estate corridors, with residential property prices nearly doubling over the past seven to eight years as infrastructure development and improved connectivity reshape the market.

Industry estimates indicate that residential prices along the corridor have appreciated by nearly 95–105% over the period. The pace of appreciation has accelerated in recent years, with prices rising by approximately 110–120% between 2021 and early 2026, highlighting the corridor’s transformation from an emerging residential market into a sought-after destination for homebuyers and investors.

Prices rise sharply as infrastructure improves

An Anarock report cited in the industry assessment shows that average property prices along Dwarka Expressway increased from around ₹5,359 per sq. ft. in 2019 to more than ₹9,600 per sq. ft. in H1 2024. This represents nearly 79% appreciation and places the corridor among NCR’s top-performing micro-markets.

The completion and operationalisation of the Dwarka Expressway has been a key driver of this growth, improving connectivity between Delhi and Gurugram. Better access to Indira Gandhi International Airport, business districts and expanding social infrastructure has further strengthened the corridor’s appeal.

The location is also benefiting from its proximity to emerging commercial and institutional developments. IGI Airport is around 12 km away, while Aerocity is around 10 km from the corridor. Developments such as the India International Convention Centre, Diplomatic Enclave II and the upcoming metro extension are expected to further support connectivity and urbanisation.

Early buyers see substantial appreciation

The extent of wealth creation can be seen in individual projects along the corridor. Hero Homes in Sector 104, Gurugram, was launched in November 2018 at a base selling price of approximately ₹5,000 per sq. ft. The project now commands prices of around ₹16,500 per sq. ft., representing appreciation of more than 230% since launch.

Rohit Kishore, CEO, Hero Realty, said the corridor has “swiftly positioned itself as one of the most dynamic and promising micro-markets in the NCR.”

“Strategically situated between Delhi and Gurugram, it provides better connectivity, strong infrastructure, and well-planned urban development, making it a transformative opportunity for both end-users and investors,” he said.

Premium housing drives the next phase

Developers are expanding their presence along the corridor with premium and luxury residential projects as demand remains strong. Growing employment hubs in Gurugram, increasing commercial activity and improved social infrastructure have also strengthened buyer confidence.

Ashish Jerath, President - Sales & Marketing, Smartworld Developers, said the appreciation reflected the “structural transformation” of the corridor following the completion of the expressway and expansion of residential, commercial and social infrastructure.

At Smartworld, he said, Smartworld One DXP has recorded nearly two-fold appreciation since launch, supported by its proximity to the emerging Worldmark retail, hospitality and corporate hub.
