Ludhiana: More than Punjab's industrial capital

Ludhiana is gradually reinventing itself from being the industrial capital of Punjab to a preferred investment destination for residential and commercial real estate. Good connectivity with Chandigarh and Delhi adds to its draw.

Some proposed projects that could influence real estate prices in future:

1. Ludhiana City Centre

Spread over 26 acres, the complex will have 7.5 lakh sq ft of floor space and facilities including malls, office space, multiplexes, five-star hotel, helipad and an IT centre.

2. Integrated Road Development

Construction of a peripheral ring road, widening of internal city roads, flyovers and a rail or road-based rapid transport system are part of the plan.

3. Inter-City Connectivity

A six-lane expressway to Chandigarh, a four-lane expressway linking Ludhiana-Moga-Ferozepur and a direct rail link to Chandigarh have been cleared.

LAND USE BY 2021

With a projected population of 33 lakh by 2021, the city is expected to grow to an area of 76,000 acres. Half of this will comprise residential area; industrial area will also go up from 18% now to 30% by 2021.

Entry of established players has induced competition, and improved quality of residential projects.

RETAIL SPACE DISTRIBUTION
